are you over budget yet, looks real good. I just started my new garage and poured the pad 2 weeks ago. My old garage was half eat'n by termites. I have already gone 1500.00 over budget for a new driveway due to the cement truck turning my 100 yr old one into quicksand.

We have FINALLY started the remodel on our house.. plan checks through the city took way too much longer than it should have. We are adding about 450 sq feet to the house, adding a 350 sq feet guest house, and 100 sq feet to our garage, which we will finally have enough room for all of our million tools!!

The new garage, my Dad and I have been planning how we want to "decorate" the new space, but will mostly include a nice double wide door, with lots of storage containers and shelves for everything.
We spent two hours last week trying to figure out why our new garage was out of square by 3 inches!, so we started from square one and made sure everything was measured correctly from the street, then made sure the new house was square (is out of whack by 1 inch) and then got lost at the garage.. starred at it for a while, finally we realized the brick wall was wrong! so we measured from the new house to the brick wall, and sure enough the brick wall is 3 inches closer than it should be on one end! That wasn't a problem once we figured out what was going on.

This is our porch. you can see the cover is gone, and the footings in the process. the new house will come out to those stakes you see.
We are going to finish the guest house framing in the next day or two, then demo the porch.
Also, we had a few mishaps, the biggest so far of our project.. my brother wasn't listening to me when we put up wall two, and so I lost my balance and the entire wall came down! fortunately for me, I was able to fit through the studs and escape injury. Then like an hour later almost stepped on two different nails. luckily I had light feet today.

I just got an email from my mom that we passed final inspection on the house! This was the first try at final, and the inspector must have been very happy with what he saw to pass first time around. 
We also have the appraiser coming to assess the house as well.

True, it does look like a brand spankin new house, but much of the existing foundation and framing as left in place. By our city standards you can have as little as one 10 ft long wall and foundation to still be considered a remodel. This still has about 50% of the framing/foundation for the main house and 80% for the garage.

Gigantor, the kitchin sink faucet is really awesome to have! its high enough you can actually get something under it, and it also has a snake function to get to all corners of the sink.

Here is all the marble tile work done in the master bathroom. as you can see it wraps all the way around, and ends at the bathroom sink. there will be a shower enclosure door that goes in here soon.

the seat. You can't get marble 1/4 round for the corners, so you just kind of have to figure out something that works for your application. my parents went with this darker brown that we thought blends/sets off the rest of the stone.

Thats all the updates for now! we are getting very close. The carpet was a huge mile stone for us. we were actually able to sit down and eat a home cooked meal my mom had prepared (which my dad raved about, said it was well worth the year of hell, lol) and relax afterwards and watch a movie.

Here you can see the new kitchin with the soffets above the cabinet area, that later this week we will get the crown molding in. it also has texture (medium orange peel) at this point. it is now painted as of today, but basicly looks the same.

Here you can see the bathroom with the patwork done and texture. I waterproofed it this morning, so the only difference is now its painted and has black sticky tar on that wood area, which is ready to be scratch & browned in for tile.

As before the remodel we had part of the living room with a brownish color, we decided to stick with that same color theme, so instead of "contractor white" its got a little flare.

As you can see we did not do a precision job on painting the ceiling brown/white. we were not too concerned since we will be going with a three piece molding that will cover a good portion of the corners.
Later thsi week and weekend we should have tile done (being started tomarrow), all moldings (base, case, crown). The cabinet people have already been out to measure, so it should be 2-3 weeks before we get those installed. Carpet i am not sure about on timing, but will be finished shortly after the tile is done so that we dont mess up the new carpet. Now painting is all done, we can reinstall all lighting fixtures/switches, a/c conttrols, etc.

Finally some updates. and getting much much closer to being finished! We are fortuate enough to know a great tile person. and just finished up the secondary bathroom and the kitchen/dining room. The tile in the kitchen is 2ftx2ft 5/8 thick.

We got the granite installed earlier this week, but due to some problems, we are having to install a backsplash. we ended up going with 18" high granite back splash, which will go all the way to the bottom of the cabinets. Overall we are very happy with the granite and countertops. The finished height of the counter tops is 38 1/2" inches. so No more bending over to wash dishes ever again! if any of you ever go to redo your kitchen i highly recomend doing a similar height counter tops!

Thanks guys, it feels like a new house.
Especially once we get our new cabinets and drywall in. We had framing/plumbing/electrical/gas inspection and passed everything, so we are scheduling our insulation, drywall, cabinets, granite.
We'll be finishing out the carpentry and paint ourselves, most likely, since its easy and quick to do.
Now that we're starting the finishing work, we will have to pull almost everything out of the house to finish up, so the next phase is going to be difficult with no furnature or appliances. but of course, that means new stuff too! at least new appliances..

Here we are pulling the old 1X2 hardwood floor and 1x6 underlayment to resheet it with plywood. we did this in the old kitchen (now laundry room) and dining (still dining).

60 Year old building techniques. The concrete column/pillar with a steel beam. not the greatest for earthquake retrofitting. on all the new foundations are concrete grade beams intead of just a few pillars. Also you can see 60 year old Pine needles. there must have been a pine tree near by at the time the house was built

This is the new pull down stairs. Much MUCH nicer than the one in the guest house. this one is wider and easier to get up, its almost as twice as wide as the guest house stairs, and has a locking mechanism to keep it shut.

Finally insulated! we are scheduled to have inspection on friday, and if all goes well, should be drywalling this weekend. cabinets are basicly ordered, they are production custom cabinets

Finally some great progress, we feel like we are finally finishing. last week we had the drywall installed and lightweight concrete floors installed on the new portions of the house. this helps for installing tile on raised foundation houses, since they tend to not be as strong and flat surface, which could eventually lead to cracking of the tile grout. the gypcrete is semi flexable (concrete flexible?

So finally I have some updates to show you guys. It's been a while since the last, haven't had a whole lot done to the house due to both my parents working new jobs, my brother in school and me at my new job. but the electrical is 99% done, and the stucco is finally done. they did a sloppy job, however and will take a while to get the facia board painted since its covered in concrete.
The roof is 100% done, and stucco is 99% percent done, just a few touch ups here and there. next we need to finish the last little bit of electrical and plumbing and we can start putting up some drywall.

Well, with the holidays progress slowed down to a halt, but now that all that crap is over, we are hard at work with it again. we had some plumbers from my work come and finish up the last of the plumbing, and with the freezing weather, my dad got the HVAC system going, and its been pumping hot air nicely.

Lastly, the old hot/cold controls, with original cast iron threaded pipes. we pulled the entire old system out so everything is running on new copper pipes (as well as the new water heater for the house).
We pulled the water heater out of the main house when we started the remodel on it, and have been running hot water from the guest house through the shop sink to the main house, it worked, but not well. its amazing how much hot water those tankless suckers pump out, continually with hot water. fortunately now we have a functional tankless for each building so we dont have to worry about it anymore.
We had inspection but failed because the inspector said he wanted all the old wiring out. first he said it was fine until it passes inspection, then he came back later and said it wasnt good. we had also put down plywood flooring up stairs, which he said he did not need to look at the joices, but once again, changed his mind and said he does want to look at them, the rat bastard. so now we have to pull the floor up, up stairs to pass inspection before we can drywall. fortunately we knew they would probably say that, so the plywood was laid with minimal screws.

Just some quick updates. we had the scratch and brown coats for the stucco done, and later in the week, they started on doing th decrative foam around the doors and windows. there is still the "belly band" that will go horiztonally, similar to the guest house.

If you look closely at the kitchen wall (that has been demo'ed, its just a few studs) we are moving it back to the right two feet. right about where that pipe comes up (that was for the old sink) and a new door into what will become the laundry room.

Not particularly sure. But a comparison. the house two doors down sold for 520K and was only like 925 sq feet or so. it was smaller than our house before our remodel. I think it may have had the kitchen redone, but nothing major.
we have 2900 sq feet of total living space (down stairs & upstairs bedrooms main house, and guest house) not counting the garage/shop (about 522 sq feet total). it will have 100% new plumbing, eletrical, HVAC, floor (carpet/tile) kitchen cabinets/tops and bathrooms) so.. really its only worth what we can sell it for..

we are keeping like 35-40% of the original house.. to completely scrap it, haul it away and build new that would cost much more than we wanted. and besides, there isnt anything wrong with it structurally, or cosmetically on the inside. as it is, we've hauled off like 50 tons of scrap out off the property.

the one one the right doesnt like us, but never has, the rest love us. they think its the most interesting thing, and practically come and see what we've done each day. on a "busy day" we get like 10-15 neighbors come by to look.
we have really nice neighbors. except for that one old hag that doesnt like me riding my motorcycle up and down the street!

Finally getting around to showing you guys some updates. We aren't building a cool retaining wall or anything, and we dont have any cool tractors or rats to show.. In all of these pics you can see the facia board, we put that up this week, along with much other stuff accomplished.

Here is the full frontal view of the house, completely sheeted, shingles are ready to put on. we put the new window in on the left, and the large window is a special order item, and will be here in a few weeks. The small doormer windows we havent gotten to.

another shot, at an angle. you can see how tall the roof is compared to the houses next to it. it really sucks to have to get on the laddor or scafolding!!!!!

you can see the windows on the side of the house. the first floor 'dows are new, we put those in this week. We will also be putting in the upper one later next week.

Back view. you can see the other side of the house, upper window. The gabel end roof (directly above the brick wall) is large enough for a bathroom size once it is all said and done. more than likely just a large closet eventually.

Back yard view, you can see the nice new garden window we put in today, and the hip in the roof. We thought there were too many gabel ends, so we threw in the hip. We should be installing the new rear door next week as well.

This is the front bedroom wall. we got the new wiring done, insulation, sheer wall(plywood), new window, and vent in today.

It certainly has. its funny, since we got the roof on, we've been getting a LOT more traffic than normal, and people slam on their brakes when they see the house and check it out! we live the first street off of the main street (not counting the side street and the houses on the main) so you can see our roof from the street.
One day my dad was walking our dog around the block. so he was at the end of the street and some people were driving by. they saw my dad and stopped to talk to him. they said he was doing a very nice job on the house! we had never seen these people before, so my dad was like wtf?, turns out they lived a few blocks over. so we know we are the talk of the neighborhood!

We've finally started work on the front house. pouring 14 yards for the foundation, and sidewalk in the rear.

we are pretty close to right on with our planned budget. with the garage and guest house so far was around 45k and its 99% done. Another 15k for the lumber (purchased previous ALL the lumber we wil need to finish) and concrete for the main house. so it will be another 2-5 for electrical, another 1-2k for HVAC (already bought all the parts, just ned labor to put it in), and then 10-15 for drywall and stucco. rough estimates only.

Well, It's been a long time since i've posted updates, and a lot has happened! i've been so busy, i havent been able to take pictures or resize them. but we are coming along just nicely on the main house.
While I was up in fresno for that wedding, my parents hired a crew, which they came out and completely tore all the exterior walls (stucco) and the roof off of the house. You can imagine my surprise when i came back! they didn't tell me they were going to do it!

It is kind of hard to see, you have to look past the joices, you can see that whole area below is the new kitchen. there will be a bar where that straw hat is, with a downdraft stove/grill, washing machine, and other nifty appliances we don't have now.

Here is a view from the back yard, you can see the new area of house (kitchen/master bath) as with the front the largest part of the ridge doesnt extend all the way to the end of the building. we are planing to have several large dormers on both the front and back of the house. You can also see the kitchen window and door.

Left front view.. no stucco anywhere! After getting it all off my dad inspected it for termite and dry rot damage. we would have surely thought that it would have been bad, but as it turns out, most of the house was done in redwood and termite damage is almost non exsistant anywhere else.

Here you can see the new meets old. old beams were not nearly large enough to support the new roof, walls, or.. us. so we now have 2x12's mated to the old, and several large 8in.x14in.x15ft. beams to support it, which you can see in the kitchen picture. The old electrical is only temperary until our electrician comes and completely replaces every wire, plug and socket in the house.

more updates:
One of the workers working on a piece of the outside molding.

Some of the molding up in place

Inside molding, in the bathroom, since we had the tile go all the way to the top, here was our solution. we really like how it came out.

Tile all done, you can see it well here. 18x18 pieces. it was laid in the hallway and living room. the bathroom was done with a smaller different style and the bedroom will have carpet.

this was originally going to be one large closet, we decided to change it at the last second. the right is a linen closet, and the left is a "kitchenette" but not really, since the city won't actually let us have a stove and whatnot.

Here is what we decided on the workshop bench table. 2 inch thick laminate wood top, we bought from home depot for 75 dollars. we thought it would be hard to beat for that price, so we bought two.

Here is a view ouside the double doors into the shop. still needs to be organized though.

new garage door!!!!! we pulled the old one out the day before, the old wood was so rotted, we had to replace both corners of the garage. the old wood was only there for decoration only, as they were so termite riddant they didnt actually touch the base/concrete.

So progress has been very slow since school started. but we just passed inspection for the roof, and need to add the lag bolts to the ceiling joices for the sheer wall to pass. (the architect threw that in on us!)

updates all around, progress has been slow and tidious, having all the "small things" to deal with, various holes in walls, running conduit for satelite, phones, tvio, vent lines, doors, etc. it is nearing completion though, the stucco guys are here taking care of that. the roofer will be here soon to stack the roof for us, then the stucco guys will start drywalling.

Nearly finished! The inspector came yesterday (wednesday, 21) and approved the drywall nailing and chicken wire for stucco, so we stucco'ed yesterday and are mudding the drywall today. He also said he wouldnt need to be out here again until final!! so our goal is to be done by newyers, the only major thing left is to do tile.

Question for you: On page one, your picture of the HVAC captioned "completely installed", it's in the attic, right? If it is, you might want to install a drip pan under the A/C central unit. If the condensation line ever backs up, without that drip pan in place you'll have a potential for a lot of water damage to the adjacent walls and ceiling. They don't cost much and can be slipped under the unit without a lot of effort by one guy slightly lifting the unit up and the other sliding the plastic pan under the whole thing. Then run a second condensate line from the pan to outside the structure.
I don't know, you may have already done this, but if not, you might think about it.

yeah CW, that's how houses are made out west. Stucco has to hang off of something. Now if you look at houses made in Phoenix, they also put in styrofoam under the tar paper making the walls like a thermos since it's so damn hot out there.
